Croydon (Parliament Politics Magazine) – Croydon Council approves 800 homes in town centre in housing delivery with Greystar’s One Lansdowne development set to transform the site.
A long-vacant point coming to East Croydon station will be converted into a vibrant mixed- use community with the preface of One Lansdowne, located at 1- 5 Lansdowne Road and 30- 32 Wellesley Road.
Greystar is a global leader in rental casing. In addition toco-working spaces, retail establishments, and new public spaces for the enjoyment of locals and guests, the design will include 806 new figure- to- rent houses, including 116 affordable homes and 92 three- bedroom family homes.
The development, which is spread across two structures created by HTA Design, will produce decoration places backed by common areas including a spa, and rooftop auditoriums .
In addition, homeowners and the general public will have access to new green spaces, friendly play areas, and ample parking for bikes and impaired buses . By perfecting links between East Croydon station and the city centre, the open spaces will make the area more pedestrian-friendly.
The authorization comes after careful reflections between Greystar and Croydon Council to resolve some of the viability issues that have preliminarily delayed point development.
Jason Perry, Executive Mayor of Croydon said:
“The One Lansdowne development shows how by working in partnership with developers, we can open up vacant brownfield sites and deliver the new homes that Croydon needs. We welcome the benefits it will bring to the town centre, with the children’s play area, green spaces and improved connectivity from East Croydon to the town centre. Developments such as this are what my Croydon Growth Plan is all about – attracting new investment into the borough and realising Croydon’s potential as London’s key growth area.”
Dan Thompson, Managing Director – UK Development, Greystar, said:
“This approval marks another important milestone for One Lansdowne, bringing forward much-needed new homes for Croydon at a time when demand for high-quality, professionally managed rental housing continues to rise. The project will transform a long-vacant site into a neighbourhood where people can live well, stay longer and feel part of a connected community. Our integrated approach – bringing investment, development and operations together under one roof – allows us to deliver eficiently and with care, even in a challenging market.”
One Lansdowne represents one of the largest planning approvals in Croydon in recent times and forms part of the city’s wider Growth plan and strategy. It builds on Greystar’s track record in the area following the successful delivery of Ten Degrees in 2021, which provides 545 rental homes and is completely occupied.
How will the project affect local rents and housing supply in Croydon?
The One Lansdowne scheme, furnishing more than 800 new homes in the city centre of Croydon, is set to add to original casing stock, responding to demand pressures in the borough
806 new homes, comprising 116 affordable homes and a variety of family-sized homes, add to housing choice, especially for renters in search of modern, well-serviced homes.
The addition of affordable housing is especially pivotal in its donation to bridling rent affectation, as the units will be priced below request and will target families and lower- income residents who may be driven out. In addition, because the houses are purpose- erected rental apartments controlled by Greystar, they bring professionally managed quality homes with stabilized rents, which can help stabilize rent situations in the region.
