Lambeth (Parliament Politics Magazine) – In an effort to address the housing shortages in the borough, Lambeth council is seeking a development partner to construct 450 houses across the borough.
The local government has stated that no less than 150 of the new homes will be inexpensive.
New Homes 6, a component of the New Home Program in this borough, will be completed using ‘a portfolio strategy.’
Starting in March 2024, the initiative seeks to build a minimum of 500 more affordable homes on council-owned land by 2030.
A Unified Method for Development
With a single developer that can provide experience, effectiveness, and vision to the project, the council hopes to establish a long-term collaboration.
The portfolio strategy guarantees that the chosen partner can make the most of resources and manage the delivery of houses across the six sites.
Adilypour went on to say:
“This is not just about building homes—it’s about transforming neighbourhoods and creating opportunities for our residents. By collaborating with the right partner and engaging with our communities, we can ensure this project meets the highest standards in design, sustainability, and social impact.”
Sites planned for development
The first site planned for development is Denby Court, which is situated between Lambeth North and Vauxhall.
The remaining five locations are Trinity Rise in Brixton, Jonathan and Orsett Street in Chevrolet, Knight’s Walk in Kennington, Wootton Street by Waterloo Station, and Larkhall Lane in Clapham.
By 2030, construction is anticipated to begin on 150 units, with at least 70% of those units being for social rent.

Statement by Council’s Deputy Leader, Cllr Danny Adilypour
“We have made great strides in unlocking many council housing in the borough to enable us to deliver more affordable housing for our residents,” stated Cllr Danny Adilypour, deputy leader of the council.
But with thousands of families in poor temporary accommodation and more than 40,000 people on Lambeth’s housing waiting list, the cabinet member for housing, investment and new homes warned that “urgent action” is still needed.
“We know that the right partnership with an industry expert will help us deliver more new affordable homes at pace, in addition to working with the Government to find solutions to our housing crisis,” Cllr. Adilypour stated.
What were the previous Housing initiatives by Lambeth Council?
The NH6 project is the second procurement initiative Lambeth Council has introduced in a year to speed up the construction of affordable dwellings.
Due to unsatisfactory home delivery, the council had previously eliminated Homes for Lambeth, its wholly-owned house building company, in 2022.
Lambeth’s continuous efforts to address the long-term lack of social housing are the driving force behind the NH6 project. In March 2024, the council launched its New Homes Programme with the goal of releasing several new developments across the borough.
Approximately 5,000 households in Lambeth are residing in poor temporary residences.
With a waiting list for affordable housing exceeding 40,000, it is in dire need of more homes.
For that reason, Lambeth is attempting to solve its housing shortage by securing a developer for the ambitious NH6 project.
