MAB report says Croydon tops UK homebuyer hotspots

Croydon (Parliament Politics Magazine) – Croydon ranked as the most popular UK location for homebuyers over the past five years, according to new data from the Mortgage Advice Bureau.

With an average property price of £409,800, Croydon has become the most sought-after neighborhood within the London boroughs.

According to MAB, the price differential gave it an affordable entry point into the London market, coming in just under the average of £421,000 for the city. For first-time purchasers who were eager to live in the Greater London region, this was especially true.

Data from the My MAB and Home Buying app has shown how popular Croydon is with homebuyers. The app has also identified other desirable areas for UK homebuyers.

Edinburgh has more potential buyers than any other city in Scotland, with an average home price of £397,800. Aberdeen and Glasgow came in second and third, respectively. With continuous revitalization projects, these two cities are now equally appealing to homeowners.

With an average house price of £189,400, Swansea was the most preferred place in Wales for homebuyers. Particularly for first-time purchasers, homeownership became considerably more feasible due to the region’s reduced average property prices. Cardiff and Newport were closely behind.

With an average property price of £197,00, Belfast has the most homebuyers in Northern Ireland. Being the capital and economic center of the region, it was a favorite destination for buyers.

Rachel Geddes, strategic lender relationship director at Mortgage Advice Bureau, said:

“For aspiring homebuyers, there’s never been a more exciting time to take that first step onto the ladder – regardless of where they may be based. Our data paints a clear picture: buyer confidence and demand are soaring.

With mortgage lenders constantly finetuning affordability stress testing and introducing new, innovative products, prospective buyers can borrow more than they could even compared to a few months ago.

With the support and expertise of a mortgage broker, prospective buyers can discover what’s possible, placing themselves in the strongest possible position to have a place they can truly call their own.”

What aspects of Croydon’s housing market make it the most popular among UK buyers?

While prices have increased, Croydon remains relatively affordable compared to central London, attracting buyers seeking more space and value while still maintaining good access to the capital.

Croydon boasts strong connectivity, including fast trains to central London (around 15 minutes to London Bridge and London Victoria), proximity to Gatwick Airport, and well-developed road networks, making it ideal for commuters and frequent travelers.

It offers a broad range of property types from flats and maisonettes to terraced and detached homes, catering to a wide variety of needs and budgets, from first-time buyers to families and investors.
