Wandsworth (Parliament Politics Magazine) – Dowen Farmer Architects has submitted plans for 200 social homes in the next phase of the Battersea Power Station regeneration project in Wandsworth.
The housing for Wandsworth Council and Battersea Power Station is essentially phase five of Rafael Viñoly’s vision for the 17-hectare regeneration project in southwest London.
The residences will be located east of the Grade II*-listed old power plant, which WilkinsonEyre renovated in 2021, and north of Grimshaw’s Underground station for the Northern Line extension.
According to Dowen Farmer, the designs
“include a nod to the power station’s 1930s Art Deco heritage.”
as well as
“tree-lined streets, family-friendly, sustainable public spaces, and opportunities for local businesses, leisure, and hospitality venues to flourish.”
The masterplan’s percentage of affordable housing might rise to either 15% or 23% if the suggestions are accepted.
Practice director Thomas Farmer said:
‘‘We have worked closely with the wider project team at Battersea Power Station, Wandsworth Council and community stakeholders to design a development that fosters a strong sense of home and community, where residents feel a genuine sense of belonging.’”
Phase three of Gehry Partners’ proposal to build an additional 306 private-sale homes close to the practice’s current 308 dwellings at Battersea Power Station was authorized by Wandsworth Council in May.
The top AJ100 practice itself currently occupies the Electric Boulevard offices of Foster + Partners, one of the masterplan’s other finished components.
Ten years after obtaining planning permission, Patel Taylor just finished 386 affordable houses as part of the fourth phase. Consent for up to 3,444 residential units is included in the broader Battersea scheme.
Phase two was created by WilkinsonEyre’s power plant retrofit, whereas phase one, Circus West Village, was planned by dRMM and SimpsonHaugh.
Early in 2026, a comprehensive planning application for Dowen Farmer’s plan is anticipated.
What is the proposed tenure and eligibility criteria for the social homes?
The proposed term for the 200 social homes at Battersea Power Station will be at social rent situations, meaning these homes will be affordable and primarily aimed at lower- income families as part of original council casing.
A obligatory connection test taking aspirants to demonstrate at least two times of connection to the original authority area (similar as occupancy, employment, or family ties) to qualify. Rejections grounded on anti-social behavior, terrorism- related persuasions, or false statements in operations.
The homes will be allocated by Wandsworth Council, with tenant selection following their standard casing allocation and eligibility assessments grounded on these criteria. The focus is on icing that social casing supports those with the closest ties to the community and topmost need.
