Bexley (Parliament Politics Magazine) – Stonegate Group is seeking a new operator for the Hill Top Tap pub in Sidcup, Bexley, as part of its ongoing efforts to refresh local pub tenancies.

As reported by News Shopper, under a tenancy with Stonegate Group, the Hill Top Tap is now offered on a five-year Turnover Tenancy Agreement.

The listing states that the pub’s estimated yearly revenue is £869,168, with a weekly guide rent of £961 and an annual turnover rent of £30,605.

The Hill Top Tap, which serves a split-level trading area, is set up around a single bar on Elm Parade.

A bar counter, a pool table, a darts area, amusement machines, and high tables are all located in the pub’s front part.

The raised rear area, which has multiple booths along the sides and back of the space and more open-plan seating, is accessed by a flight of stairs.

Customers may see live sports from practically any seat in the facility thanks to sightlines and TVs placed throughout.

On match days, a big screen enhances the pub’s attractiveness and makes the environment vibrant for supporters.

At the back of the building is a fully equipped commercial kitchen, and on the same level is a storage room and cellar.

In order to supplement the well-established wet commerce, the kitchen is said to be prepared for operators to supply a food offer.

The overall projected turnover of £869,168 per year is influenced by the anticipated wet turnover of £695,353 and the forecast dry turnover of £173,815 each year.

The Hill Top Tap is a “dynamic, sports-focused venue” with a lot of potential, according to Stonegate Group.

According to the firm, the pub would be a good fit for an operator who has worked in hospitality and sport-led venues and can create a friendly, neighborhood-focused atmosphere.

The ideal operator is said to have a strong local presence, be able to establish a rapport with regulars, and create a lively, friendly space that feels like it belongs in the neighborhood.

Instead of major structural alterations or historic architectural advancements, the Hill Top Tap building’s evolution over the years focuses on its transformation from the Portrait under Smith & Jones to a Stonegate craft pub. 

It added that whether it’s a quiet afternoon watching the match or a lively evening of friendly competition, your team will ensure that everyone feels at home. If you are someone who can run a sports-led pub with heart, energy, and community spirit, this is your ideal pub.

For the incoming operator, private accommodations are available above the pub.

Regional administrators indicate that sports-themed events, entertainment evenings, and the creation of a straightforward, reasonably priced menu are ways to increase the Hill Top Tap’s business.

Sidcup is characterized as a bustling suburban neighborhood with a robust High Street that has stores, cafes, and eateries.

The town is well-connected to London and the neighboring areas by road and rail.

Tenancy applications are currently being accepted on the Stonegate Group website.

How has the Hill Top Tap building evolved over the years in Bexley?

Rather than significant structural or historical alterations, the Hill Top Tap building in Sidcup has changed mostly due to ownership changes, branding adjustments, and interior renovations. 

The location was first run by Smith & Jones as a pub called the Portrait until being purchased by Stonegate Pub Partners in November 2014. 

With an emphasis on establishing a contemporary, lively craft beer and sports pub ambiance, it has since been relaunched as Hill Top Tap and integrated into Stonegate’s “Craft Pubs” sub-brand.

A variety of industrial décor elements, including exposed brickwork, white glazed tiles, and unique flooring that combines wooden blocks and star-patterned tiling—some of which may have been present in the building at some point in its history—have been incorporated into the interior to support this new identity.
